A mortgage broker's license is a very practical license for anyone. A real estate license is not a pre-requisite. As a licensed mortgage broker you will be able to:

  • Receive a legal compensation for assisting buyers with their financing needs as well as assisting property owners who need or desire to re-finance their present mortgages, to raise cash, lower payments, pay off debt more quickly, or in some cases, lower interest rates.

  • Earn commissions for referring prospective borrowers to licensed mortgage brokerage business. Work part time or full time in the exciting world of finance!

  • You will better understand the laws, practices and procedures of the mortgage industry. This is a business which is relatively recession proof. If interest rates climb, people buying homes decrease but more people will refinance to add on or remodel their existing homes. Either way, new financing is needed and commissions are generated. They might as well be paid to you!

Requirements for Mortgage Brokers

  • You must be at least 18 years of age

  • You must complete the 2-day mortgage broker required course

  • Pass the state examination with 75% or above

  • You do not need to be a Florida resident

Testing Procedures for Mortgage Brokers

To apply for your license you must first contact the Department of Banking and Finance by phone (850) 410-9895, fax (850) 410-9914 to request an application. You may also request the application at the Department of Banking and Finance website.

The state exam and application fee is $223.00 (This includes your first license.) You are not charged any additional fees to retake the state exam, provided you pass the exam within the 90-day period stamped on the examination form. Typically, this means 2 attempts. If you do not take or pass the state exam within this 90-day period, a new application must be submitted with another $223.00.

Exams are given in Port St. Lucie, Ft. Lauderdale for the Palm Beach and Dade county applicants. It is typically held on the fourth Tuesday of the month.

You will be notified of your results by mail in approximately 5 days after your exam. You can also check the Department of Banking and Finance Website two days and results are posted.

You will have your license sent to you in the mail in approximately 2 weeks after passing the state exam and providing your course completion certificate.

License must be renewed every 2 years. The renewal period begins September 1 of odd numbered years. The renewel cost is $150.00.
